• Aging plumbing in 1990s–2000s homes. Ocotillo, Cooper Commons, Andersen Springs and much of 85249 were built in a short window, and their copper supply lines, water heaters and washing-machine hoses are failing on a similar schedule. A slow leak inside a wall is the number one mold source we see.

3. Containment. Sealed work area under negative air pressure so spores stay put.
4. Removal to IICRC S520. Unsalvageable materials removed and bagged; everything else HEPA-vacuumed and treated.
5. Drying and source repair. As an Arizona ROC-licensed contractor (#364257) we repair the plumbing or roofing issue, dry the structure and rebuild drywall, trim and paint.
6. Clearance testing. Post-remediation sampling confirms the space is clean before we call it done.
